House removals in Finchley
Whole households across N2, N3 and N12 — Victorian and Edwardian villas and terraces, interwar semis, and the family houses people stay in for decades.
Finchley's housing splits cleanly and the two halves behave nothing alike. Victorian and Edwardian villas and terraces through East Finchley and Church End; interwar and post-war semis and detached houses through North Finchley and Woodside Park.
What is included
- A free survey before anything is priced — video for the interwar stock, in person for the period houses
- Floor and frame protection through the whole route, not just the front door
- Wrapping for upholstery, mattresses and polished surfaces
- Dismantle and rebuild of beds, wardrobes and tables that will pass a door
- Room-labelled unloading
- Materials taken away when we leave
The period half
Tall rooms, original boards, a staircase with a turn, and frequently a cellar below and a loft conversion above. On these the building is often more fragile than what is in it, so boards and padding go down before the first item moves and the route through the house is agreed rather than improvised.
This stock also carries an unusually high share of pieces that should not travel under a blanket — veneer, inlay, marble tops, gilt, large mirrors and framed work. Those are identified at survey and cased.
The interwar half
North Finchley and Woodside Park: semis and detached housing with driveways, wider roads and room to turn. Faster work and the most predictable part of the patch. The volumes are still large, because these are houses people have been in a long time.
Parking, which is most of the planning
N2, N3 and much of N12 are permit-controlled, the leafy roads narrow considerably once cars are parked both sides, and the Victorian stock has almost no off-street standing. We check your bays at survey, advise on whether a suspension is worth applying for, and start early where the dates allow.

Both addresses, a sense of the volume including the loft and cellar, and your date. Larger period houses are on large and period homes, flats on flats and mansion flats, and smaller loads on man and van.
House move questions
What is included?
The vehicle and crew, blankets and covers, floor and frame protection, and taking apart and rebuilding what will not pass a door in one piece. On period property, add the boards the building needs.
Why does the period stock take longer?
Taller rooms, a staircase that turns, original boards that scuff, and frequently a cellar and a loft conversion at either end of the house. The same volume genuinely takes longer than out of an interwar semi.
Is North Finchley easier?
Generally, yes. More interwar and post-war stock with driveways and wider roads. The volumes are still large — these are houses families have filled for a long time.
What gets forgotten?
The loft, the cellar and the garden store. Period houses here have storage in places modern houses do not, and all of it is slow.
Can the move span two days?
On the larger villas with tight completion times, frequently it is the sensible answer. We say so at survey rather than promising one heroic day.
